A unique residential market

In contrast with Spain’s rustic houses and urban high-rise, the Costa del Sol offers above all a choice of apartments, penthouses, family townhouses, semi-detached homes and private properties ranging from compact villas to expansive mansions.


This is a region dictated by settings, often spectacular, and the age-old real estate rule surrounding location centres upon views. Most demanded by far are spectacular sea views – either in a frontline beach location with direct access to the sand or enjoying panoramic southern vistas across the shoreline from an elevated position.

Next most favoured views involve frontline positions overlooking the parkland landscapes of lush golf courses, many of them located within private country clubs. Such hill club locations also often come with sea and mountain views, features that along with ambience and proximity to amenities define the most prized areas.

In residential terms, the Costa del Sol can be divided into six main zones:

In this blog we are focussing on the first three areas of Marbella, San Pedro and Benahavis.


Marbella remains the jewel in the crown, with beachside mansions on the Golden Mile between the town centre and Puerto Banus forming the most sought-after luxury address. Bordering the iconic Marbella Club and Puente Romano hotels, they represent classic Marbella glamour, while Puerto Banus offers luxury seaside and marina apartments close to nightlife amenities and world-class boutiques.

Nueva Andalucia, just inland from here, is Marbella’s largest residential area entwined with a series of top golf courses known as the Golf Valley, while Sierra Blanca is the first of a series of country club environments stretching into the nearby hills. The exclusive suburb of Guadalmina enjoys beachside villa locations.

The lively little town of San Pedro Alcantara, situated a little west of Puerto Banus, is another reference point for local services, and its beachside extension of Nueva Alcantara is one of the most dynamic residential areas thanks to the availability of rare frontline beach land for the development of modern apartments and villas.

Top residential areas:

Marbella East & Mijas Costa extend from Marbella’s town centre in the direction of Fuengirola, covering in the process a large coastal area with the finest beaches and protected sand dunes in the region. Top addresses include the golf-facing elegance of Rio Real, the seaside villas of Los Monteros, and Las Chapas, where elegant homes stand amid coastal pine. This part of Marbella will also see the opening of several five-star deluxe resort hotels.

It is an area of low build densities amid golf courses and views that take in the sea and nearby hills. Elviria provides a local hub of amenities in the area, along with a mid to high end range of villas, townhouses and apartments also seen in neighbouring suburbs such as El Rosario, Marbesa and Cabopino.

For those who enjoy a country ambience close to Marbella and the sea, La Mairena offers an exclusive residential area of luxury villas, townhouses and apartments set within the space, spectacular views and surrounding nature of a hillside location.

Top residential areas:

Benahavis is a small country village seven kilometres from the coast, yet within its large territory are located the luxurious country clubs of La Quinta, El Madroñal, La Reserva de Alcuzcuz and the prestigious Zagaleta. The Marbella Club Golf Resort and Monte Mayor occupy extensive hillside territory to provide a country feeling close to Marbella.

Also, within the undulating valleys of Benahavis are mid to high end suburbs such as Los Arqueros, La Alqueria, Monte Halcones, Nueva Atalaya and the attractive country club of Los Flamingos, situated closer to Estepona but belonging to Benahavis. The latter is another upcoming area with a good choice of new-built apartments and especially villas.
